Leisure Lifestyle Villages (LLV) is a niche Australian real estate investment company dedicated to developing low cost lifestyle villages for Australians aged over 55. Our strategy focuses on acquiring well-established caravan parks and development sites in highly desirable locations along Australia's East Coast and transforming them into vibrant retirement communities that provide low cost housing while delivering sustainable long-term returns for investors.
Our villages are designed with efficiency in mind. All our homes are 7 Star NATHERS rated making them among the most energy efficient in the market.
Residents benefit from a well-connected community supported by efficient communication, responsive maintenance, and streamlined service delivery. Regular village updates and proactive management enhance the resident experience while reducing onsite management requirements and operating overheads.

Leisure Lifestyle Villages is led by proven operators with decades in property, construction, finance and business management — who've built and exited major businesses, delivered large-scale developments, and now apply that expertise to growing LLV's portfolio.

CEO and Chairman
Tarek Salcedo has a proven track record of building and scaling medium-to-large businesses that attract institutional buyers. He grew a traffic-management company before successfully exiting through an ASX-listed IPO. After later re-entering the sector, he built Traffex into a substantial operation spanning Australia’s east coast and completed another successful exit. Tarek subsequently assembled a significant commercial property portfolio and participated in a broad range of real-estate transactions, gaining extensive hands-on experience in deal sourcing, due diligence, capital allocation and asset management. Today, Tarek leads Leisure Lifestyle Villages, combining his experience as an operator and investor through a disciplined acquisition model. The company acquires established, cash-generating caravan parks in supply-constrained east-coast locations and unlocks further value by progressively developing them into affordable lifestyle communities.

Director
Colin Hall has spent more than 40 years as a builder and developer, with the last 20 concentrated specifically on retirement village assets — a specialisation that has produced a repeatable, de-risked investment playbook. He has taken three separate large resort style village developments (Bremer Waters, Ipswich; Port Macquarie; and a further 286-site project at Maroochydore) from acquisition through to design, approvals, construction and sale, with two of those exits realised through sale to Hometown Australia, a proven institutional buyer in the sector. In 2019 he shifted toward a passive-income acquisition when he purchased the already-operating, near-fully-occupied Alstonville Leisure Village — demonstrating range across both ground-up development and cash-flowing asset acquisition. Since joining the LLV Board in 2022, Colin has brought this full-cycle expertise — site selection, planning, funding-ready business case formulation, construction delivery, and ongoing village management — directly to LLV's underwriting and execution process.

Company Secretary and Director
Tracey Li brings a rare combination of legal, tax, and accounting expertise to Leisure Lifestyle Villages, Her background spans more than 8 specialising in tax and auditing. And 5 years in the legal industry. Tracey holds a Bachelor of Laws (Hons), a Master of Professional Accounting and is a qualified Justice of the Peace — a technical and commercial skill set well suited to supporting LLV's tax compliance, financial reporting, and regulatory obligations as the business scales its village portfolio.

Financial Controller
Jaramie Nabua serves as Leisure Lifestyle Villages' financial controller, a Certified Public Accountant with over a decade of practice experience who runs the group's full finance function —reporting directly to the CEO. She brings this role a decade founding and leading her own accounting firm, near ten years as a bank internal auditor, and experience managing finances for accounting operations across the US, UK, and Australia.

General Manager – Public & Private Partnerships
Michael Ord serves as LLV's Public and Private Partnerships Manager, bringing more than 35 years of experience across finance, hotel management, and business leadership to the role. He holds a Bachelor of Hotel Management alongside diplomas in Financial Services, and has combined operational and strategic expertise built through ownership of businesses in the finance and mining sectors with senior financial planning and compliance roles at ANZ and St.George Bank — giving him a rare view of opportunities and risk from both corporate and entrepreneurial sides of the table. That background underpins his work at LLV building and managing relationships with government agencies, financial institutions, and industry stakeholders, driving the infrastructure development and partnership agreements that support the group's village acquisitions and growth, while promoting the ethical, sustainable economic outcomes LLV aims to deliver for communities and stakeholders alike.

General Manager – Legal & Compliance
Darren Philip grew up around large-scale construction operations run by his family's business, giving him an early, ground-level understanding of property development before he built a 30-plus year career specialising in construction industry compliance, governmental obligations, and litigation. At LLV, he leads the compliance and legal division, serving as the critical link between the Board and the external legal and regulatory advisors engaged across the group's acquisitions and village developments — safeguarding the business through planning approvals, statutory compliance, and dispute risk as it scales its property portfolio. Darren is also a qualified Justice of the Peace, having served his community in that role for more than 25 years.
